Positive: Excellent location at the far end of Ponta Negra beach. The room and bed are comfortable. The Hotel is also run with specific rooms owned by a third party, and that is the type I rented. This property is an "apart-hotel", as characterized in Brazil; in this case, the breakfast is not included in the room rate. Check-in is easy, with a 24-hour front desk. I enjoyed using all the facilities of Tropical Executive Hotel, like the swimming pool, and also paid for coffee and pastries at the Hotel bar. The riverfront swimming pool is very nice and also accessible to the direct-rent guests. Although an insufficient number of sun-shades is available, given the high number of hotel and guest rooms. The Hotel Breakfast was very very good, with lots of good amazon specialty foods.

Negative: The owner (renter) of this unit (at the 10th floor, I believe) did not respond for inoperant appliances in the room. I left several messages through the indicated renter's cell phone and through booking.com messaging. No reply was given after two days. I reported the fact that the microwave was out of service, bathroom light was defective, the silverware and dishes were old and insufficient, these types of problems. The Hotel does not maintain the third-party-owned apartment, and has no responsibility for its maintenance. Another problem in August 2025 was that PARKING in the only access street to the Hotel was a mess - prohibited, but not enforced, then leaving a single lane for in AND out Traffic. During rush hours, it would jam, and you could be stuck in the car, with cars facing each other and nowhere to go. Stand still. The HOTEL has to fix this access mess.

Summary: The room I rented is privately owned and not well maintained. The hotel itself is nice.
